Country Club and Driving Park Neighborhood Analysis
It is not a simple task to determine the correct price for a
home in Denver's Driving Park neighborhood. First, there are several segments
at different price points. Second, there are competing neighborhoods that
surround Driving Park that have different characteristics. Third, Driving Park
and the other neighborhoods are in transition with infill development and
pop-tops modifying the face of the traditional bungalows and Norman cottages.
Fourth, how should the basement square footage be treated? We developed an analytical model that allowed us to consider
all of these factors in arriving at a price for 525 Franklin Street. We sold the house in 50 days. We had 108 groups come through
our open houses, we had 23 broker showings and 3 offers.
